It's possible that the grant of probate may have come through. It's not definite as I don't know the exact date of death of my vendor's husband, but a new entry has appeared on the government probate website that looks very promising.

If probate has been granted, things could potentially start moving more quickly. Except for the fact that I assumed it wasn't going to come through in time so have just submitted a new mortgage application yesterday (and, with it being a slightly better deal than my original offer and having already paid the £200 valuation fee, I'm not wanting to cancel it and go back to the original offer). Oh, and the fact that my vendor's new build still doesn't appear to be finished! The show flats at the site are available for viewings now, so I'm assuming that the main fabric of the building is all done and it's mostly internal walls, fixtures and fittings left to complete, but it would be nice if the whole thing was actually ready... Still waiting to sign the contract as well (I was finally sent one a few weeks ago but, depending on how you looked at it, it had me either listed as the seller or else buying it jointly with the vendor, so it had to be sent back to her solicitors to be corrected.)

The EA is now talking about a completion date in early December, though I have had to point out that I haven't had a contract yet so the vendor's solicitors might need to pull their finger out!
